The primary categories of senior debt construction facilities available are:
- Institutional – Traditional Full Doc Construction Finance Facilities: This is a category of construction finance that is offered by banks and other major financial institutions. Full Doc facilities involve mandatory pre-sales or pre-leases, as well as full financial statements from the property developer. This is typically the cheapest financing option in the world of construction finance. We can facilitate construction finance facilities at an LVR of up to 80% of the total development costs and also limited to 65% – 70% of the GRV (gross realisable value).
- Senior Stretched Facilities: Is a facility which can reach a higher LVR than traditionally available from mainstream lenders such as banks. Current maximum LVR is 90% of TDC and also limited 75% of GRV ex GST.
- Private Lenders – No Pre sale Construction Finance: This type of loan is generally only available from private non-bank lenders and allows for a maximum construction finance of 65%-75% against the GRV. Its main feature is that we can fund projects with no pre-sales and also with no financials. It is also commonly referred to as low doc construction finance.
